When considering the sale of your property, there are typically two categories of factors at work that determine your own best time to sell:
The first is your personal timeline, which is typically tied to your motivation for selling. Perhaps you need to relocate for a job, there's been a significant change in your personal life, or you are just ready for a new home and need to sell your existing residence to avoid paying two mortgages. The other factor for consideration when determining the best time to sell relates to the real estate market itself; seasonality and other cyclic variations influence supply and demand. Historically spring has been the best time of the year to sell within the greater Denver metro area although with the continued low inventory levels and high market demand trends, we expect 2014 to to be very similar to 2013 sales trend - which reflected a relatively balanced year hovering around 5200 monthly average home sales with the exception of the consistently slower January and February months (chart below).
